As Poslovni Dnevnik writes on the 4th of May, 2019, Vukovar Mayor Ivan Penava and the CEO of the Swiss company Immo Invest Partner, Džek Djordić, signed a contract on the sale of the Dunav (Danube) Hotel in Vukovar on Saturday, and the Swiss company has thus announced the construction of a new four-star hotel, in which it will invest a massive 200 million kuna.
"This is a strategically important property in Vukovar, the building of the former Dunav Hotel, which has attracted a lot of interest from the public," stated Penava, pointing out that the building is located in an extremely valuable location at the very mouth of the Vuka along the Danube, but also because it involves a building that has not been in function for nine years now.
He added that the city, owing to the fact that the hotel had remained totally out of use for a long time, bought the former Hotel Dunav in order to sell it to a hotel business that had already established its branch office in Vukovar. The city will do everything to make the investor feel welcome with their investment which is strategic and considered to be at the state-level.
Deputy Mayor Marijan Pavliček recalled that the City of Vukovar had purchased Hotel Dunav for 10.3 million kuna, while a price of 10.7 million kuna was asked for at the public tender, and the aforementioned Swiss company offered 11.3 million kuna and paid the difference in accordance to the higher requested price.
"The investors are obliged to collect all of the necessary permits in the next eighteen months after which the parcel will be handed over to their ownership, after which a seven-year legal deadline for the construction and commissioning of the facility comes into force," Pavliček said, adding that the investors have promised a significantly shorter implementation deadline, more specifically until the year 2023.
Pavliček emphasised the fact that this is the biggest investment after the Homeland War in the tourist sector of Vukovar, which will open up welcome new jobs.
Immo Invest Partner's CEO Džek Djordić announced the construction of a four-star hotel with about 120 rooms, 240 beds, and which will include several restaurants, offices and a multimedia space in which about 200 million kuna will be invested, and the hotel should be open in 2023.
Immo Invest Partner Board Member Petar Đorđić thanked the mayor and his deputy for their engagement in the realisation of this deal and said that all those involved are great optimists and that the entire investment will be realised within the anticipated deadline.

As Marija Crnjak/Poslovni Dnevnik writes on the 2nd of May, 2019, with the launch of Hilton in the Costabella resort between Opatija and Rijeka, Kvarner has gained its first global hotel brand and Hilton is entering the market for summer resorts in the Republic of Croatia for the first time.
As we reported recently, last week, Hilton confirmed that they signed a contract with JTH Costabella on the management of Hilton Costabella Beach Resort & Spa, which should open before the 2020 summer season, and the investment poured into the project by a Czech investor is worth about eighty million euros. The investment was announced as a luxury product since its very inception, and when in search of an operator last year, the investor negotiated with the well known Hard Rock Hotels group. Eventually, the results of the negotiations ended with Hilton entering the resort. The company has more than ten resorts in Europe.
Siniša Topalović, a partner at the Horwath HTL consulting house, believes that opening of Hilton's new resort in Kvarner is a very positive move for a number of reasons.
"The internationalisation of the Kvarner tourist offer, the strengthening of traffic in the pre and post [tourist] season, the raising of the quality of the tourist destination's offer, as well as transferring the knowledge of the workforce and internal education are just some of the expected positive effects of this cooperation," Topalović stated.
He also recalled the fact that Hilton recently updated its concept, and this would be the first regional resort to adhere to the globally respected company's brand new philosophy and standards. Sanja Čižmar also emphasised that the entry of Hilton into Kvarner will contribute to deepening the global recognition of the Croatian tourist offer as a whole.
Josipa Jutt Ferlan, the director of the cluster of Hilton Hotels in Zagreb and the director of Zagreb City Hotels revealed to Poslovni Dnevnik what Hilton had brought to the Croatian capital.
"Hilton brought with it a higher quality perception of Zagreb as an international destination, because with the entry of Hilton, Zagreb gained the presence of yet another, globally strong hotel company. The diversity of hotel deals through the presence of various brands, strengthens the destination compared to its international competition,'' explained Jutt Ferlan.

As Poslovni Dnevnik writes on the 26th of April, 2019, through its subsidiary Sugarhill Investments B.V., the Croatian hotel group Arena Hospitality Group d.d. from Pula has concluded a framework agreement with MK Aviation Services d.o.o. to take over the "88 Rooms" hotel, a four star hotel in Belgrade, Serbia.
The completion of this transaction is of course still subject to certain steps and to the fulfillment of certain conditions, as they have stated from the aforementioned Croatian company.
"88 Rooms" is a modern, four-star hotel situated in a prime location on Takovska Street in Belgrade, close to the business district and close to the cultural attractions of the old part of Belgrade, including Knez Mihailova Street and Kalemegdan Park. The hotel boasts 88 modern and comfortable rooms and suites decorated according to Feng Shui rules, and other facilities include a bar, a restaurant, a fitness room, a massage room and four meeting rooms with a capacity of up to 200 participants.
With this acquisition, Pula's Arena Hospitality Group continues to expand overseas following its already established business model with the management of seven international hotels in Germany and Hungary, more specifically in Berlin, Nuremberg, Cologne and Budapest.
On this occasion, the CEO of Arena Hospitality Group d.d., Reuel Slonim, said: "It's a great pleasure to be able to present this acquisition, which, with the momentum of our current investments in our existing accommodation facilities, continues our [already] announced further expansion of our business to new areas in the major cities of the region of Central and Eastern Europe. By entering this new market and strengthening our hotel portfolio throughout the year, we're able to add more worth to the group's value and at the same time create additional long-term value for our customers and for our shareholders. With such moves, we're rapidly changing the existing high seasonality of business and we're growing into a dynamic, international hotel group with year-round business.''
The Arena Hospitality Group expects that the conditions required for completing the transaction will be met by the end of this year, after which, Belgrade's 88 Rooms Hotel will become part of the Arena Hospitality Group famiily and continue its business under the brand name "Arena Hotels & Apartments" under the new name of "Arena Hotel 88" .
The value of the transaction stands at 47 million kuna, which, together with the entire investment cycle, started after a public offer in mid-2017 exceeding a hefty price tag of 500 million kuna.
Slonim continued: "More than half a billion kuna's worth of investment after the public offer is underway, starting with an investment of 70 million kuna in the first Croatian luxury glamorous resort Arena One 99 Glamping in Pomer, the current investment of 128 million kuna in the Arena Kažela camp in Medulin, 53 million kuna in the reconstruction of the Art'otel Berlin Kudamm hotel in Berlin, 60 million kuna in the renovation of the Verudela Beach resort in Pula, and 190 million kuna in the complete reconstruction of Brioni in Pula, which will carry the Park Plaza brand and be positioned among the best hotels that hotel chain.''

As Novac writes on the 27th of March, 2019, tourists staying in both hotels and private accommodation in Dubrovnik are on average 42 years of age, of a higher level of education and possess decent paying power. They typically spend 170 euros per day on average, which is 90 euros more than the average stands in seven other coastal Croatian counties, according to a survey taken by TOMAS Dubrovnik 2018.
This research was conducted by Zrinka Marušić from the Institute for Tourism, for the needs of the City of Dubrovnik, only for Dubrovnik, conducted on a sample of 1,600 respondents.
"Dubrovnik attracts a specific sort of guest, due to broadcasting markets that aren't specific to the rest of Croatia. According to the motives of the visits, we can no longer speak of a [typical] holiday destination," Marušić said.
Namely, while visiting Croatia's southernmost city, guests are mostly attracted to new experiences, gastronomy and cultural sights, as well as swimming, local portal Dubrovački vjesnik writes.
According to the survey's data, the average daily spending of stationary guests staying in Dubrovnik is 170 euros, of which about half or 87 euros refers to accommodation, food and drink outside the accommodation facility accounts for 43 euros, culture and entertainment accounts for 14 euros, purchases account for 11 euros, etc.
The biggest spenders are from non European, more distant countries, topped quite unsurprisingly by the Americans, followed by tourists from Australia and from various Asian countries. Two thirds of Dubrovnik's stationary guests arrive in Dubrovnik with their partner, and 86 percent of them who visit the city are doing so for the very first time.
Research has shown that Croatia's long-standing tourism Mecca is a distinct airport destination as more than 85 percent of the respondents arrived by air. As many as 70 percent of the southern Dalmatian city's guests stay from four to seven days.
The city's visitors are most pleased with the beauty of the city, the levels of safety and security, the hospitality, and the typically high quality of the provided accommodation. They are least satisfied, however, with local transportation, shopping opportunities and the intolerable crowding and traffic in public places and on the city's numerous beaches.
The survey also included visitors who arrived in Dubrovnik on a cruise ship and shows that they are on average 49 years old and spend on average 51 euros per day. The most extravagant among them are once again Americans, and the most frugal are our neighbours from across the Adriatic, the Italians.
As many as 92 percent of the tourists asked were visiting Dubrovnik for the very first time, discouragingly, they are mostly ''one-day visitors'' and remain in Dubrovnik for a mere five and a half hours. Most often, they visit sights and eat at restaurants, and these guests are by far the least satisfied with the shopping opportunities and the total lack of organisation of the traffic and the huge crowds.

The Zagorje castle, with a welcome 126 million kuna in investment, is becoming a tourist attraction.
As Bernard Ivezic/Poslovni Dnevnik writes on the 26th of March, 2019, in beautiful Zagorje, the very first scientific destination in Croatia is being built. Krapina-Zagorje County has launched a public tender for the architectural solution for the reconstruction of the castle and gardens of Stubički Golubovec.
This old Zagorje gem is otherwise one of the best preserved Croatian castles and the place in which this year's Seljačka buna will be held will be transformed into a "scientific centre". This is a new type of institution for Croatia, one that unites the functions of the museum, an entertainment park, and the innovation centre for the popularisation of science.
The county is planning to move the Science Educational and Entertainment Centre (ZEZ) to the castle's grounds. This is the same project that was supported by the City of Zagreb six years ago, it was ready to invest 200 million kuna into the project, transforming the castle into an Italian pavilion at the Zagreb Fair, but after much talk, nothing happened. A likely story.
Krapina-Zagorje County announced the plans for the creation of the centre last year, in addition, it has also announced the first tender for the beginning of its eventual realisation. The tender is a somewhat modest one, worth 1.5 million kuna, but is an introduction to an eventual investment which is currently estimated at a massive 126 million kuna.
A similar centre exists in Finland, Heureka near Helsinki, attracting an average of 280,000 visitors per year, it has become the most popular recreational destination in the country. In 2012, the AHHAA Science Centre in Estonia (with more than 500,000 visitors) was the strongest tourist attraction in that country, too. This new addition to Croatia could bring fruit, and a lot of it.
The are more and more similar institutions popping up in Europe. If this move in Croatia manages to see the numbers Finland saw, it would mean that ZEZ would exceed the number of visitors to Dubrovnik and its museums, which according to MDC's data on visits to Croatian museums in 2017, came in fourth place. With half a million visitors to the science centre in Estonia, ZEZ would become the most visited cultural destination in Croatia, overtaking the incredible Pula Arena (486,966 visitors), Diocletian's Cellars in Split (357,745) and Klović's Palace in Zagreb (314,767 visitors).
Željko Kolar, Krapina-Zagorje County's prefect, says that when taking into account examples from other countries and cities across Europe, the opening of the ZEZ Zagorje Centre represents a great development potential.
"Krapina-Zagorje County, Donja Stubica and the ZEZ cooperative, as partners in the project, realised that there's a need to popularise science and education in Croatia, and that the establishment of a scientific educational and entertainment centre would provide a good basis for that very popularisation of science and education, scientific institutions, and the economy, supporting entrepreneurship and directing young people towards science,'' stated Kolar.
He added that they are entering the modernisation project slowly because they want to preserve the rich cultural heritage of the castle and the gardens.
Davor Komerički, ZEZ's initiator, says he is now finally satisfied with the pace at which things are moving. He pointed out that the gross value of the project stands at 126 million kuna, and 85 percent can be funded from EU funds.
"We've been developing this project for a long time, and we started it in 2010, and when the EU evaluated projects that Croatia could apply for EU funds for before the accession of Croatia [to the EU], our project was one of the 20 best rated ones. We were in the eighth place out of all of the projects from Croatia,'' Komerički noted.
He also stated that their aim is to prepare the necessary documentation by September in order to retrieve the aforementioned funds. "If everything goes to plan, in two years Zagorje's ZEZ centre will be open in the castle," Komerički said.
According to the currently available data, Zagorje's ZEZ centre will occupy 5,000 square metres, of which 3,200 will be in the castle area itself. An additional space of 1,800 square metres will be built next to it. There will also be a science park with exhibits in an arboretum of 5,000 square metres. The centre itself will have as many as 30 different facilities.
"The goal is to be self-sustainable, both energetically and financially. In addition to being a great tourist bait for Zagorje, it's located just 200 metres from the section of road that connects Zagreb with Stubičke Toplice,'' Komerički said.
"Krapina-Zagorje County is the best continental destination of 2018, and with this project we'll further develop our tourism offer, of the county and of the entire region,'' Željko Kolar added, stating that he expects a major impact of the centre on both tourism and the economy in Krapina-Zagorje.

As Suzana Varosanec/Poslovni Dnevnik writes on the 25th of March, 2019, under its new administration and new owners, the popular Jadran hotel group from Crikvenica is expanding rapidly and after taking over Club Adriatic, it is continuing to introduce new facilities in Baško Polje, and is now expanding to the Kvarner region.
Based on the ten-year lease of the Hotel Delfin in Omišalj, business for Jadran is beginning on the island of Krk. The offer was favourable, as can unofficially be revealed. The Crikvenica-based hotel group also signed a long-term lease for three pavilions in Crikvenica. Owing to these business moves, Jadran's accommodation capacities will increase by a significant 139 accommodation units, in Baško Polje there are about 440 new units, and this season Jadran will be able to boast about having a 36 percent higher capacity compared to last year.
And while Hotel Delfin can't be renewed this season for various reasons, this is thankfully not the case for the three pavilions that were once owned by Jadran. Since they are situated at the location of a common entity whose renewal is already in full swing, a makeover awaits.
Namely, from the Adriatic highway to the coast, Jadran's property in Crikvenica is having works carried out at Hotel Ad Turres and on thirteen pavilions, each with 27 rooms as well as works at Hotel Omorika, which will be completed in ten days.
Last year, this hotel group grew by 10 percent more than it did back during 2017, and realised an impressive 416,000 overnight stays, in 2019 they're planning for 437,000 overnight stays, marking an increase of about 6.6 percent. Slovenian guests and Croatian guests have primarily been the main group to stay in Jadran's numerous accommodation facilities, followed by those from Austria and Germany, and a similar tourist structure is expected this season as well.
Congress tourism is still being developed, and after the completion of the welcome renovation of the Omorika and Katarina hotels, Jadran is expecting an increase in those niches, too. In the health sector, however, Jadran has some big plans in synergy with some local health institutions.

As Marija Crnjak/Poslovni Dnevnik writes on the 12th of March, 2019, Croatia's hotel sector stagnated last year in terms of the number of new rooms and in the sense of the level of entry of foreign hotel brands. A lot of this, but of course not all of it, is because Croatia has deemed it more profitable to build and invest more in private accommodation, an often ''grey'' area of Croatia's tourism industry with much lower taxes and a very poor level of general regulation. The level of major investments in new hotel rooms has fallen significantly, the number of which grew by a mere one percent in one year.
Due to all the above mentioned conditions, the market is still dominated by local investors, quite a few new names have appeared on the scene in the last year, which are still to be properly positioned as hotel brands, according to the annual global report on hotel chains in 22 European countries, "European Chains & Hotels Report 2019" by the Horwath Consulting House HTL. In the Republic of Croatia, more than a quarter of these hotels, more specifically 186 of them, operate under 43 brands in total, of which 22 are local and 21 are international brands.
"High seasonality and an unfavourable environment for investors, especially with [granting the necessary] permits, are the main reason we're in 159th place on the Doing Business list, they're the biggest barriers for foreign investors, who find it difficult to decide on taking risks in developing projects in Croatia, although a few positive examples have occurred on the market which do lead to more optimism,'' stated Siniša Topalović from Horwath's Zagreb-based office.
Horwath's analysis, which is based on the numbers from Real Capital Analytic, only takes into account investments of more than 5 million dollars, reveals that investment in hotels in Croatia is down by as much as 90 percent, from 59 million euro to a mere 7 million euro.
''The growth of hotel brands in 2018 in Croatia (4 percent) should be observed through the proper placement of several local hotel names, and only time will reveal whether or not these names will be branded on the market,'' Topalović explained.
Additionally, although Croatia can be statistically put in a very good position in terms of the number of brands operating here, the market situation shows that the level of activity is lagging behind some countries which are considered to be weaker than Croatia. A good example of that is Serbia and its increasingly popular capital city of Belgrade, which has received 40 new hotels since 2014, with growth in the hotel sector in Belgrade mainly based on foreign investments and globally respected brands such as Crowne Plaza, Radisson Blu and Luxury Collection.
Although the RevPar (revenue per hotel room) rose by an average of 16 percent in Croatia in 2018, this year a slow down is expected, caused primarily by other Mediterranean countries which are recovering from their respective problems to return to the market (this includes longtime tourism kings like Turkey and Tunisia).
The main potential seems to lie outside of the height of the summer season. Along with Serbia, where further growth is expected in the hotel segment, Albania has some great potential for foreign investors, Albania currently has the smallest share of branded hotels per total number of rooms (2 percent), and Montenegro, Croatia's neighbour to the south, also offers investors fairly favourable investment conditions and is very active in encouraging a more luxurious tourist product for the country.
Greece, known for its numerous financial issues, has entered the world's top fifteen tourist destinations despite the country's somewhat infamous ups and downs, with 150 new luxury hotels ''born'' in Greece in 2018, becoming a destination in which more than one in five hotels is in the category of 4 or 5 stars. Last year, the largest amount of investments in hotels went from the United States across the Atlantic to Spain (2.1 billion euro), following came transactions from Israel to the United Kingdom totaling over one billion euro, French investors also invested 951 million euro into the United Kingdom.
Despite all of the potentially (and likely) damning economic risks from Brexit, one of the European continent's most powerful countries, the United Kingdom, had a total of nearly 4 billion euro in investment in its massive hotel business. In 22 countries from the Horwath analysis, there were a total of 146,600 hotels on the market last year with more than six million rooms, with an average of 61 rooms per hotel. The least-branded hotels had Albania, only 12, while France has 3885 hotels in the hotel chain.

One of the most famous symbols of Krapinske Toplice has been stood neglected and entirely abandoned for years, but could a young German who is partly of Croatian origin who moved to the area a couple of years ago be the solution this old continental gem needs?
As Poslovni Dnevnik writes on the 5th of March, 2019, David Krauss (35) moved to Croatia, more specifically to beautiful Krapinske Toplice in the continental part of the country, just over two years ago. He decided to invest in the renewal of the long abandoned Bellevue and restore its former glory. The technical review has been announced for March the 7th, after which, Zagorje will get a new face in its blossoming tourism story, according to a report from Zagorje portal.
A relatively short (at least by Croatian standards) fifteen months of construction work and two years of preparation of the project saw one of the most famous symbols of Krapinske Toplice, Restaurant Bellevue, get some new life breathed into it and a brand new beginning. A young German of the Croatian Roots, 35 year old David Kraus has been coming to Krapinske Toplice for years to the property once owned by his parents.
"My mother is Croatian and my father is a German, and we always said that we were so sorry that such a beautiful building is collapsing, so I decided to start investing," Krauss told the Zagorje portal, adding that they wanted to give the building a modern twist but remain loyal to the facility's old outlines.
The old facility, due to the very poor condition it has been in for a long time, unfortunately had to be completely demolished, even though that certainly wasn't the original plan. Namely, during construction, the walls they thought they would endure the process began to fail, so the decision to demolish everything for safety reasons was reached. Despite this, some of the old material and clay were preserved to fit into the new facility.
Restaurant Bellevue's investment was realised entirely by the Krauss family alone, and although the young investor didn't want to talk too much about the exact amount he invested, he noted that it was a large figure. He is not sorry for the move, having replaced his life in Germany for that in the beautiful rolling hills of green Zagorje, where he has been living for more than two years. He is also trained and experienced in the hospitality industry and is more than happy to work a job in the profession in which he was educated here in Croatia, too.
"For the time being, we have thirteen employees, mostly made up of the local population, which I think is very important if you're in the hospitality industry because they know the area you're in well, the customs, gastronomy, the people... The capacity is about 150 to 200 places, and we have a large outdoor terrace of almost the same capacity,'' Krauss said, astonished that people had already begun asking about their offer for weddings.
He is particularly pleased about the great reactions to the restoration of Bellevue the local population, with whom he communicates daily, have had. The older people remember that they once went to school right here.
"It's really nice when people tell me that they were once taught here, and now in their older days they intend to come here for a coffee or a beer," he said, pointing out that the project was supported by the municipal government.
When it comes to Bellevue's gastronomic offer, Krauss says the facility will offer dishes made from old Zagorje recipes, but crafted in a somewhat more modern way. They're planning and organising evenings full of live music performances, and access to their facility is specially tailored for the disabled.
"The Toplički pedestrian ring is near us for the people who are on rehabilitation to walk on, so we're glad to be here for when they're walking to come and have a bit of cake and some rest. I think we'll really have something for everyone,'' Krauss, who has always been madly in love with Zagorje, stated.
His only regret is that tourism in Zagorje and Krapinske Toplice is still not yet sufficiently developed, but fortunately, foreign tourists are increasingly recognising it as an interesting and different type of destination.
"Austrians and Slovenes increasingly choose rural tourism as a form of holiday, not just the sea. I'm sure that in a couple of years, our Zagorje will be dominated by such tourism,'' Krauss said, feel optimistic, announcing that the technical review of Bellevue will be on March the 7th, after which the grand opening will take place.
