Largest Dalmatian Hotel Investment of 2017 nearly Complete

The luxurious hotel is opening in 10 days, but is already sold out for this season

When the first excavations began a year ago in Duće, high above the Adriatic touristic road, there were only a few who believed the new hotel will receive it first guests this June. But, according to current predictions, the hotel should be completely finished by June 10 and ready for European guests, Jutarnji List reported on May 31, 2017.

The construction of the Duće Beach Hotel in the small coastal town near Omiš, known for its sandy beach, thus became an example of how a private entrepreneur and investor takes care of every day and hour of labour, deadlines, full capacity of workers on the construction site, job organisation and everything which creates a hotel in only a year, the largest of its kind this year in Dalmatia.

“The first groups of guests we planned to receive in May were transferred to our hotel in Omiš and other hotels, but there were no issues as the guests received the same service quality, and in two weeks the Duće Beach Hotel will be completely ready for business.”

These days the 103 spacious and luxuriously furnished rooms are being completed, all with sea views. Joint spaces, terraces, outdoor pools will be functional. The road outside the hotel, which was controlled by traffic lights in the past year, will see normalisation next week,” said to Slobodna Dalmacija project leader Domagoj Tomasović, 26-year-old of investor Andro Tomasović.

This entrepreneurial family has owned the Beach Hotel in Omiš for years, applying to the tender of the European Cohesion and Structural Development Fund, receiving 10 million kuna of non-refundable money.

The hotel spans 12 thousand square metres of closed spaces with 103 rooms, all of them with an 8 square metre balcony. Every room has a five stars standard, 33 square metres, although the hotel will be categorised as four stars.

The total investment is larger than 100 million kunas, with a loan from the Croatian Bank for Reconstruction and Development. The business plan is to repay the investment in 15 years of stable business conditions.

“The goal is to work nine months of the year, from March to November, with an annual occupancy of 43.6 percent, and increased company income from tourism sales by 125 percent. Our partners are global tour operators, having signed contracts with them last summer.

The hotel will have two restaurants, a pool bar, children’s playroom, outdoor and indoor fitness machines, outdoor and indoor pools, Finnish and Turkish saunas and three rooms for massages and various treatments

“It is worth noting we hired two dozen Croatian companies, just like we furnished the hotel with products of Croatian producers, so this is a truly Croatian tourism product,” said young project leader Tomasović with pleasure.

The construction of the hotel in Duće also shows what types of obstacles entrepreneurs face as investors, having to resolve infrastructural problems of the area that have mounted for decades.

The Tomasović family had to construct a completely new power substation for the entire settlement. The half a century old substation was not able to support any new connections.

This increased the costs for investors by about half a million kuna, while the access road and pedestrian signalisation still await them.
