The demolition of an old derelict Hotel Jadran, which has been standing empty in the centre of Lapad for years, has finally begun in April this year and a beautiful new hotel Palma will be erected in its place, reports Dubrovački Dnevnik on October 9, 2017.

As Dubrovački Dnevnik exclusively finds out from a source close to the investor, the hotel will be a modern five-star luxury hotel with a surface area of 7,000 square meters and top-quality facilities and services, which is very much needed in Lapad and Dubrovnik as well. The hotel should be open all year round. The investor and owner of the hotel is Ivica Trošelj, who has been living in Germany for a long time and who is planning to apply the standards and latest trends of the most developed European countries.

According to unofficial information coming from Dubrovački Dnevnik, Hotel Palma will have a total of 127 rooms, of which 35 single rooms, making it a hotel with the highest number of single rooms in Dubrovnik. The plan is to have all rooms facing the sea, making them more appealing to visitors. The hotel will also have six luxury suites for guests with the most refined taste and highest demands.

The luxurious facility will have a total of six floors, and on the roof floor, according to the plan, there will be a pool and a bar. The architect studio reportedly had a task of designing a hotel that Dubrovnik has never before seen, which will feature floors arranged in different colours, and which will be constructed using the latest technology and materials, increasing the cost of the construction, but ultimately making it better, safer and more attractive. The aim is to make the rooms airy, with plenty of glass and sunshine, as well as being very open to the sea.

The attractive look of the hotel will be complemented by a variety of facilities and services. The hotel, as the Dubrovački Dnevnik informs, will have two pools, one on the roof and the other in the lower part of the hotel, as well as a spa centre, a large restaurant,  hairdresser's and a massage salon. Palma Hotel is designed as a 'green hotel' without standard air conditioners, instead, the hotel will be cooled and heated using state-of-the-art technology; by changing the warm and cold air. One of the benefits of such a principle is the minimum power consumption. The hotel will have photocells that produce electricity, while heating and cooling will not be deployed per floor, as is the case in most other hotels, but by thirds.

The project is designed by a young team of architects from Dubrovnik, and as the source claims, the main goal of the project is to design a hotel with 'top service, top management and top workers'. Therefore, its workforce will primarily employ Dubrovnik citizens, at all job positions, while the project itself and the opening of the hotel will also mean new jobs.

The hotel will also feature a small chapel to be used by hotel guests, about which the Dubrovnik Diocese has already been introduced with.

Project costs range from EUR 17 million to EUR 20 million. The money is secured from investors, non-refundable funds and HBOR (Croatian Bank for Reconstruction and Development).T he hotel should be officially open during the following winter.
