Take a Look at the Future Luxury ACI Marina in Rovinj

By 3 November 2015

After a 100 million kuna investment, this will become the first 5-anchor marina in ACI's portfolio

ACI marina in Rovinj is about to undergo a complete reconstruction after the Supervisory board of Croatia's largest chain of marinas accepted the preliminary design. Not only will it become one of the most luxurious marinas in the area, it will also become the very first 5 anchor marina (five star equivalent) in ACI's portfolio. Current marina is already one of the focal points in Rovinj, and after the completion of a very ambitious reconstruction project, it will completely change the view of the Rovinj promenade.

Director of ACI's Department for Investments and Maintenance Zoran Mladenić commented on the new reconstruction and a sizeable investment: „The reason why we are undergoing such extensive renovation and reconstruction in both the sea and land part of the marina is because we want to make sure the marina meets the needs and trends of global nautical tourism and to turn it into the most luxurious 5-anchor marina in Croatia with all services and features requested by modern yachtsmen“, Zoran Mladenić said.

Current ACI Marina Rovnij

This need comes from the fact that the length of an average boat in Croatian marinas is a lot larger than back in the time when the first ACI marinas were built. Aquatorium of the future marina will consist of two pools, smaller and larger. Larger pool will accommodate the needs of larger vessels while the smaller one will have a floating T pier where we will keep smaller boats and charter boats during tourist season. This method will be used during the transitional 5-year period. After that, we believe the larger pool will be filled with boats and then we will have to remove the T per in order to accommodate larger boats. In the end, after the completion of all stages, the marina will have 160 berths for boats with average LOA of 18 m. At the same time we would achieve utmost security and safety for every single boat in every corner of the marina – Mladenić added.

Preliminary design was developed by Obala d.o.o. from Split, while the architectural design is the work of the renowned architect Edo Šegvić and Prostor – Split. Design for the land part of the marina was not exactly an easy task considering that all facilities required by a 5-anchor marina had to be fitted in an area that is quite restricted both by the Master Plan of Rovinj and concession regulations.

Future ACI Marina Rovinj

„New marina will offer many new facilities and high quality services“ – Mladenić continued – „Apart from offices, stores, shops with authentic products, top-brand stores, boutiques, massage parlours, retail shops, coffee lounges, cigar corners, this marina will also offer all facilities that will make it a one stop shop destination. Patrons and guests will not have the need to leave the marina once they arrive because they will be able to find everything in it“.

Director of ACI Mar Rovinj also commented on the new project: „ Everything you see now will be replaced and upgraded. From here, all the way to the hotels and ending at the public swimming pool „Delfin“ we will reconstruct the breakwater, instal completely new pontoons and piers, construct a new coastal wall along the marina borders, introduce new land infrastructure, construct a new energy channel and hydrant network, we will increase the elevation of the marina plateau, new anchoring system...All this will enable us to increase the current average length of boats which is 11 m to 15,6 m in the first phase and up to 18,2 m in the final phase of construction and development. The depth of the complete maritime area will be increased to 4,5 m and we will have two manoeuvring areas in both pools which is extremely important to yachtsmen.  As you can see, our goal was to increase the comfort of our guests and not to maximise the profits“ Boris Rivić explained.

When it comes to the value of this investment, along with all design works and construction, it will amount to 100 million kuna. Considering ACI Marina Rovinj's current value, investment and its concession permit until 2030, conservative due diligence and feasibility studies all gave this marina the green light. As for deadlines and completion dates, ACI's goal is to obtain all necessary permits by Agust 2016. Constitution works would commence after the main tourist season, around September 15th, 2016 and it everything goes according to plan, new marina should welcome its first guests in time for the 2017 summer season.
